Noel Andress has been a land broker for over 45+ years and has a vast knowledge of planning and zoning. Noel currently serves as a Member of Airport Special Management Committee overseeing Regional Southwest and Page Field Airports and is an active CCIM member. Noel currently manages multiple large partnerships with vast holdings throughout Florida.

Sage Andress specializes in vacant land and commercial property on Florida's West Coast. Sage has 20+ years of experience and has completed more than 1,300+ commercial and land transactions. Sage holds the CCIM designation in addition to the ALC designation. Sage is the Past President for the Realtor's Land Institute (Florida Chapter), past Board of Directors for FGCAR (2016-2019), CCIM Florida BOD (2008-2015) and the current President for the Florida CCIM Chapter. Sage is also the President for the Rotonda Meadows/Villas HOA with 4,500+ members.
Designations
A CCIM is a Certified Commercial Investment Member. For more than 50 years, the CCIM designation remains the gold standard for commercial real estate professionals, including appraisers, asset managers, brokers, developers, investors, lenders, and other allied professionals. CCIMs complete a rigorous program of advanced coursework and training in financial and market analysis, and demonstrate extensive experience in the commercial real estate industry. Noel Andress and Sage Andress have held their CCIM Designations since 2005 and have the special honor of completing the Designation at the same time.
Accredited Land Consultants (ALC) are the most accomplished, the most experienced, and the highest performing land real estate experts across the country. Having the ALC Designation gives brokers the knowledge they need to close deals and speak confidently with their clients. It also gives clients confidence in their broker as the most qualified expert to help them with their land transaction. The Accredited Land Consultant (ALC) Designation is the only land-specific designation backed by the National Association of REALTORS®. Sage Andress has held the ALC Designation since 2007 and is a Past President of the Florida Realtor's Land Institute.
